AI video for real estate and hotels: what it shows and what it hides
Property and hospitality are the two sectors where this format earns its place, and also the two where it is easiest to overpromise. Here is where it works and where it does not.
Most of my property work starts the same way: the building is not finished, the furniture has not arrived, or the only material available is a set of renders and a floor plan. A conventional shoot cannot be scheduled yet. A film is still needed now, for a launch, an investor meeting, or a listing that has to move.
That is the gap generative production fills.
Where it clearly works
Pre-launch properties. Renders, plans, and a site visit are enough to produce a film that sells the idea before a wall exists. Buyers and investors respond to movement and atmosphere in a way they never do to a static render in a deck.
Interiors before furnishing. Finishes done, furniture months away. The frame can be completed without inventing anything structural: light, atmosphere, styling.
Explaining land and location. A house is easy to photograph. The land and the surroundings are the hard part, especially the ones a buyer cannot visit. Generated sequences handle terrain, context, and approach in a way stills cannot.
Hospitality series. A resort with cabins, saunas, and glamping domes needs one film per experience. Producing them from existing site and social photo libraries keeps the whole set consistent and affordable.
Founder messages. A single photograph is enough for a recurring on-camera message from an owner or a director, without scheduling a shoot every time the message changes.
Where it stops being the right tool
Documenting the real thing as it is. If a buyer is going to make a decision based on the exact condition of the property this week, footage beats generation. The film supplements a viewing, it does not replace due diligence.
Detailed spatial accuracy. Room dimensions read off a generated shot are not a floor plan. Anything a buyer will hold you to should come from the plans and, ideally, from real footage.
Properties with genuine visual quality and an available window to shoot. If the light is good, the interior is dressed, and you can get a crew in, a proper shoot gives you a library you will reuse for years. Generation is not automatically cheaper in that situation, and it is not automatically better.
Anything that implies a different reality. Views, square metres, finishes, distances to the sea. If it is not in the property, it does not go in the film.
How the two combine
The strongest setup I have seen is not generated film instead of footage, but generated film plus whatever real material exists. Real footage establishes trust and exact condition. Generated sequences carry the parts nobody can shoot yet. The edit does not distinguish between them, and neither does the viewer.
Practical advice before commissioning
Bring everything you have to the first conversation: renders, plans, phone photos, decks, drone shots if any exist. Be specific about the market and the decision you want the viewer to make. Decide who signs off.
With those three things settled, the film is usually straightforward to produce. Without them, even a technically perfect film ends up selling nothing in particular.
FAQ
What should a property film show beyond interiors
The reason to come: the location, the route in, what is around, how the day passes. Interiors are the last argument, not the first one, and the film should be built around one impression rather than a list of rooms.
What do you do when the property is not finished
Work with what exists: renders, the site as it stands, the surroundings, local points of interest. The film then rests on the location and the promise, not on an interior that does not exist yet.
How much material do you need from the property
Usually 15-25 frames: exterior, grounds, two or three rooms, breakfast area, pool, details, plus three to five facts that distinguish it from the neighbours.
